Really depends on how prominent a design element the roof is.Some home designs, you really just want the roof to blend into the background.  

Seems to have a nice blend of both urban and suburban living, and looks like a great place to put down roots and raise a family.Curious to hear how locals feel about the area?

I think with that type of foundation I would want it to blend in to the house as much as possible and not draw anymore attention to it.

A blended strategy might work better, I'm not wedded to pulling out 100% of my costs in the refi.

The tile is not my preference for a kitchen, but that's a personal choice, as long as the new cabinets/counter top "blend" with it.

Installing the board should be as seamless as possible and by coordination of the trades there is no reason to leave holes to be done later which takes time and create mistakes. 

This way you get the blended cap rate up but buy 5 more years which helps financing to get a 20 to 25 year amortization.Great for buyer but of course seller will not like selling for a lower price.If you accept 5 cap just buy a Starbucks with 10 year lease and 10% rental increase every 5 years.
