Indy BRRRR Strategy from Out-of-State

Hi All,

New investor here, looking to do a number of BRRRRs on SFHs and duplexes in Indianapolis (looking in the fountain square area).  Anyone had success with this strategy from out-of-state?  I'm looking to get connected with buyer brokers and experienced wholesalers who have (rough numbers here) $30k-ish deals that will rent for $700-800 after $10k repair.

Anyone had major problems finding general contractors or property managers without boots on the ground?

Any help much appreciated!

Most 30k + 10k deals that are decent get 600-650 rent.
