Replace 3 year old roof?

Going on j.scotts 75% rule (and common sense ) I heard in a podcast I wouldn't dream of replacing a 3 year old roof. However, the house is a high end rehab and the 3 tab looks cheap. House is a ranch style with a walk out basement. New 40yr arch. Shingle will run about 6k. The house was acquired for 218k, 175k rehab, arv 550. There's money in the deal to cover the roof, but I'm not sure if it will matter or just be a waste of funds. What would you do?
