I grew-up pulling pots and fishing scallop just a little north east of you in Nova Scotia ... long hours, hard work and little money made back in those days.

@Al PhilipsIndian Head seems like the cheapest area in the nova area but I'm not sure what the neighborhood is like there.

My goal is to learn as much as I can from this site, network in my area with buyers and other investors and to begin wholesaling part-time.My long-term plan is use revenue from wholesaling to invest in rental properties.I do not think Central VA has an REIA branch (nearest is the Tidewater or NOVA groups which are really different demographics than Central VA), but I have joined the Meetup for RE investors and plan to participate as next dates are scheduled.

There's a lot of new construction & infrastructure going in, Broward Mall & Sawgrass Mills along with Nova Southeastern University are all within a 20 minute radius of each other.

Now, given that the winter can slow things down in the northeast, maybe the peak might be Feb - Mar there.  

I'm from the nova area as well and recently moved back but invest elsewhere due to the lower returns here.
