Don't believe the hype.

And, of course, to receive information and advice on real estate investing in general from actual investors (as opposed to the motivational hype and sales pitches you find in most books). 

I write a lot about investing in them here on BP and my own site in my signature.Tax liens can be good but they are often over hyped by Gurus selling programs on how to invest in them.

Not just in the investment community but this is also a common complaint in my neighborhood fb group, for example.But when I’ve put pen to paper, what I’m finding is that compared to other places that people of moved from, tax RATE isn’t that much different, and where their gripe really is coming from is that the AMOUNT of taxes they are paying is higher because the value of their home is higher.Please don’t misunderstand, TX does have higher property taxes - and if I didn’t live here and get to take advantage of the zero state income tax that would definitely be a consideration for my RE investing — it just doesn’t seem to be quite AS bad as it the hype, from what I’m seeing (with a few exceptions).I’d much rather want to make sure I’m investing in a solid market than whether prop tax is high or low —as long as my numbers work!

As the government has hyped up solar and subsidized under Jerry Brown Version 2.0 they have come back to some degree. 

The Superbowl was a perfect storm between media hyping up str owners, str owners giving into unsupported mania/greed, and competition from hotels. 

However, buying to sell; or buying, fixing and holding with positive cash flow are completely different strategies than what Sean/Tamara are hyping.

After a moment of reflection I got passed the excitement and hype and focused on what was said and what the company offers.

Unfortunately I gave them every chance to live up to their own hype, and they didn't even have the courtesy to get back to me most of the time, much less get me a house.

My question is this: with all sorts of speculation (real or hyped, doesn't matter) of a another "housing bubble," what is your advice to a new guy?
