The problem with the landscaping is that it's so thick, it's hindering the drainage process when it rains.The roof is a shallow pitch, i believe the inspection said 7-10 years for replacement.Thanks for the advice!!

I will say, not all log beds are created equal - the one that came with my cabin was unfinished with lots of cracks in the wood; however, nicer ones that have nice thick finishes and perhaps have been kiln-dried won't have the same multitude of cracks that serve as a refuge.

Go a day ahead of the exterminator with a giant box of thick 50 gallon contractor trash bags and make sure the tenants but everything in plastic boxes or double tied up trash bags (be careful when you get back home).

Not all renters can or want to afford curtains.In those cases they tend to hang blankets, big thick heavy ones with big rusty bent 16 penny nails pounded into the walls holding them up.What I am saying is not everyone is a decorator or has expendable money each paycheck for decorating when they move.You should think about if you renter base does or does not (need) want blinds.I can NOT pick which renters will, but from my knowledge they tend to be on the lower spectrum of the income scale.Or maybe it's just a Texas thing, and you won't find this happening in California.Just something to think about.Good Luck!

I simply (with some helpers) wiped down the floor with lacquer thinner to clean it really good and even it out a little and then applied a thick coat of satin poly (still looks shiny, but you can't see up anyone's skirt).

Those guys are in the thick of it, and if they do a warm hand off to you, letting the person in trouble know your name and you can do something with their house, it works a thousand times better than a cold lead off the street.
