I am working a couple other zip codes (38117 - East Memphis & 38122 Berclair) but main focus is 38111.I have done some in depth analysis on my YouTube channel if anyone is interested in seeing how I run my numbers and always happy to hear constructive criticism or better ways to do things.Additionally, later today I will have a video out reviewing "Rent To Retirement" and giving an overview of their site and academy.

There are handful of DSCR lenders (mainly commercial style lenders) that do not report these loans on personal credit.

We are working on a similar development that has many elements that are novel to it, but it won't be zero energy. 

Before spending much time seraching - make sure you have  the other elements addressed and in place  (  funds for  closing /  finnancing /  contractors  etc...) .   

And the husband had almost no information on the A/C unit or how old it was, which was my main concern.

@Andrew GarrettI’ve been investing in NC for a while, the main issue with Raleigh is rents are low compared to costs of homes.

That and the main charm of this place is the magnificent old casings, which would be hard to salvage in a gut.I've been trying for months to connect with a "drywall only" contractor, I've heard that those guys can really do it well, fast and cheap, as opposed to every contractor who kinda gets it done eventually.

The main lesson I learned was that if you have some experience you can pick the right property, in the right location, fill it with the right tenant and it can actually work out!
