I have a one 4 family in NJ so far and now I'm tackling NYC in the Bronx with a big multi family over 3 times the price of my owner occupied 4 unit investment in Irvington, NJ.

I would tackle issue head on.

I appreciate everyone's insight on the matter and ultimately, I wanted to just get people's perspectives on the subject and hear their side of it, whether or not they had good tenants or bad tenants, these are the things that I needed to know, so thank you.I am going to further my knowledge and try to figure out how exactly I need to tackle my first house and investment, so if anyone has any further insight on the subject I would love to hear your story and get a better grasp at what are some of the ways you invested in your first house. 

First question, is it a good idea to try to tackle my first investment property as a total rehab?

Notify the tenant, so she can take steps to move forward with whatever she decides to do.Then tackle the problem you have at hand.... the bed bugs.
