Hey @Brady Bulmanski,There are definitely plenty of leases out there and BP is a great place to find one.My only advice is not to short cut the application portion of this. 

@Benny GelbendorfI think @Ron T. summed it up for you perfectly.these type of deals require true local knowledge. you have to touch it yourself, at least first several deals. there is no short cut.

I would recommend going the route of permitting unless you have a contractor you really trust to do everything correctly and not take short cuts. 

Short cuts often end up cutting me shortly (soon after).

In a converted multifamily this can be more haphazard then in a built for purpose Multifamily but in both cases you still need to look at these systems.  

Yes, it's a shortcut for sure, but sometimes there is a price to be paid for taking shortcuts and I'll leave it at that...
