Need help with food?

If you are negative $500/month just counting piti, it is my belief buying this will turn you off of RE likely at the first large cap ex item maybe at the first tenant flip.  

We watch the auctions weekly and snag up items for 5-20$ for kitchen cabinets, vanity’s, faucets, lighting and etc. we store everything in our warehouse. 

Due to item 1, adding an ADU can require years to start achieving any return (once the accumulated cash flow recovers the initial negative position).3) Adding an ADU is a slow process.

If a guest spills food in the hot tub or fouls it, the cleaning crew will discover it during turnover and have to block it (no way to clear that kind of mess in a 4hr turnover).

Hi There, We have a STR in Franklin, TN(Closer to Leipers Fork) and are looking for a contractor or handyman for Maintinence items that come up.

ANYTHING on a prospective property that has any of those items then reduces the property value.

Long story short I was at least able to defend myself, invoke the general warranty in my deed, add a claim against the attorney for malpractice... and the malpractice carrier paid the item days prior to the scheduled foreclosure.To those who like to gamble and as I say to all buyers who decline owners coverage...

I have never done this before and will like to get more information on how to furnish my property, appliances to purchase, beds and all the essential items I need to put in the property as well as websites to advertise the property.

What is the rules and what is the practical items to consider?
