Right now, pretty much since the first of January, properties are selling like hot cakes with multiple bids and even some over-list offers (I've done it myself).

But $1500 and $700 roof repair on their person house take the cake!

Lawn care is cake, just setup a maintenance schedule for all things including hard systems (furnace and AC).

Kevin: Yes this tenant was actually living in this mess...there was alot of hair caked onto the sink from shaving, a leftover used bar of soap, and was seen moving out person belongings like clothing and a bed.I imagine we wouldn't have a hard time tracking him down as we have employment paperwork, application information, and even a forwarding address he left at key turn-in...although I would be very surprised if this address is legitimate(he must know what kind of evidence he left behind).Also no complaints from neighboring units of strange smells.George P.: I spoke with our maintenance head and found out that this tenant was fired from his maintenance position due to "coming into work sick and tired frequently" and having an alcohol problem.I agree the authorities should be contacted, but as far as I know this has not happened.

@Jeremy S.I have not personally used about face but there is grant money for signs, and other exterior modifications to promote business in the downtown area.I've had buildings downtown that have had commercial kitchen, lawyers office, candy store, cake store, etc.

I'm not saying there is no money to be made in some of those Midwest markets, just be wary because you're an out-of-state investor and you'll no doubt get the pitch from lots of folks on how they've never lost money in a deal and how finding good investments is a piece of cake.
