I'm not a lawyer nor am I familiar with RE in Maryland, but in general wholesaling is at the very least a legal gray area, and the LAST place any wholesaler wants to be is in court, standing tall before a judge, explaining WTF she or he is doing and offering their (possibly hilarious) laymen's legal theory for why their wholesaling activity does "not" constitute practicing real estate without a license.
