I guess my thought is for those that keep their day job have a good paying day job don't need a few grand a year from a rental to pay bills.. what better use than to pay down debt.. be it CC  Car or the property. just get out of debt period.

Claiming they just use a HELOC or CC as reserves and if something goes wrong they will just use those credit lines (ignoring that credit lines can be frozen).

I have no CC debt, but I am in the process of buying an investment property, so I am thinking of taking $10k balance and either using it for 1) down payment/closing costs or 2) one time payment for my primary residence's mortgage to increase my equity.

They put in their CC info and SS# (takes the liability off of me) and when it is done the report is generated and sent to me within a few hrs.
