The glut in new apartment inventory is definitely impacting the small multi market in some parts.

I have just purchased a small SFH 2/1 in Miami that needs updating and I am looking for a contractor that can help with the job.Any guidance or references would be extremely appreciated!

Four of 8 properties I checked were indeed vacant, so 50% accurate in this small, anecdotal test.

Truth is, I think that everyone should start small by buying their own househack, learning the ins and outs of Real Estate, and then progressing to bigger steps moving forward. 

But there is little evidence of small, conscientious operators. 

@Wayne KingI have not used them, although I've heard of them a few years ago.However, if you are still on the fence after finding someone who used them - Buy a few leads—start with a small test amount—and assess their quality for yourself.

While the financing and small entry price sound great, you are locked into their ecosystem with very little control.

If appreciation catches us, shave off a year or quantity I buy.30-33% equities, 28-31% private equity/small business(almost tapped out of growing this one), rest fixed income.

I feel you would be better served by driving for dollars and putting together a small but targeted list of distressed properties that you can skip trace, call or mail the homeowner.
