I must have fat-fingered something. 

I have a few properties in low income areas and have my first section 8 tenant (after inspection Thursday, crossing fingers).  

Fingers crossed.Question for all - Any books, courses that you would recommend for wholesaling, flipping, and buy and hold.

Test fees, new licensee fees, office fees, pre-licensing course, finger printing fees, realtor dues, MLS dues, continuing education requirements, ect... it all adds up.

Nothing is bullet proof, of course, but I am not going to put properties in my name alone and cross my fingers either. 

In other words, you will not have to lift a finger re-painting the walls, fixing the dents and dings, cleaning the stains out of the carpet and all of the other traditional cosmetics usually done in order to sell a home.       

I can count how many 2am calls I've received in the last 10 years on 1 hand with fingers left over.
