Aim for 6+beds and theme 3 bedrooms strongly and you should do well.

The other issue that most didn't see is that now the STR market is 10X more competitive - if you can't market a property to its fullest : Themed/ Clean/ Location/ Instagramable.. then most will get buried in the rise in taxes and insurance.

when you read the common themes of the presentations its simply the age old MLM presentations.. 

Was curious to know, what websites you all use to analyze real estate market trends and themes within specific submarkets.

Without any more details I would make it a game room and maybe theme it out for the Gators. 

The common theme was we took training but did not invest.

We went with a modern/rustic theme - added string lights in the back yard, black paint on the stone fireplace, and a mix of modern and rustic furniture and light fixtures, etc. 

Colleges have "advisors", remodeling has "consultant's", real estate has "agent's", wedding's have "planners".
