There was also some minor damage: handful of nail holes in every room, their cat scratched up some of the trim, a bunch of dings/gouges around the doorways and in the bedrooms, marker stains on the bedroom wall.More significant damages: The tenant put glow stars up in the kids bedroom.

Yeah here mixed reviews of investing out of state, from what I hear have to have stellar rock star of a team and property managers you can trust. 

Zero stars I do not recommend their services. i recommend against them.

I'm working towards Energy Star in my new 4 unit build because it's fairly easy to get slightly above code and cheap to have the raters come and certify you with the Energy Star label which would add value for the tenants especially for people with alergies or aesthma. 

And you find a young and up coming RE star and you can change their life..

So "hack" it, hitch your wagon to the right "Rising Star" and enjoy the rewards together. 

If $900 is all you can get than your not just a misleading common two star Detroit property management outfit but a largely ineffective one as well.I suppose there is good reason you have over 800 posts here on Bigger Pockets and only 200 likes.
