(Quick Side Note - A similar question I see frequently regarding pregnant women is "well, once the child is born the renter will not qualify based on my occupancy standards, should I rent to them?"

If anything Joshua Tree is my "Poster Child" of the market to stay away from.     

Had similar situation with a tenant, not as bad but close, and they flooded their entire unit when their child decide to throw 30 wet wipes down the toilet.

Yet another renter was hauled away for child porn. 

Also they're not looking just to make money, well some of them are, but MOST are looking for a second home for their families and children to grow up with the same summer and holiday experiences they had as a child. 

Switching jobs, child on the way, rates high, prices high, election year, getting married, etc.

They can use it for excercising when the bed is closed or with a small child they could add a crib.

I have retired and have virtually every toy I want, a nice family (child is graduating from UCSB next Month), and some good friends.  7 cars, boat, motorcycle, nice home.  

You have to do an entire detox of the house to be sure and then you still don't know what a child will find in a sidewalk crevice or under a bush.

Right message, right audience.Well, your message is set, that doesn't change, so in other words, cracking the outbound marketing code is child's play.
