Did you pay with a credit card?  

It's not the same - you have to deal with transportation, storage, through put cost, counterparty risk, the need to find an end buyer in the right location with the demand at the right time, collections and billing on giant sums of money, etc. 

The wild card is RISK.... if you pay off your primary, there is no risk Use it to buy rentals or other investments, comes with some risk.

I’ve gone back and forth on doing grocery cards, gas cards, or restaurant cards and feel the discount just works better for me.

Like much of real estate, it looks a whole lot better on a spreadsheet than it does in real life.It works at scale or with a lot of experience, but you are kind of building a house of cards needing everything to go right in the beginning. 

We got a small drop last month but nothing worth bragging about.I was thinking of doing a refi with dropping rates but doesnt seem like thats in cards currently...Thank you The bond market happened.

My wife and I use something we call the "One card" that we learned from another Memphis area investor.

They are business CC but I don't use them anymore and would rather use cash/debit cards.

I seem to remember that I didn't even have a business card until then either.You are VERY late to the game to be making these decisions. 

Your credit limit on an unused card will not generally affect your scores.
