There is a difference with Georgia in time zones of 12-13 hours.

For sure, review all the terms: rate, loan term, is the money that you are required to pay at closing correct (if any), When fist payment is due, if you've not already done so, get a copy of appraisal.You may be in a different time zone, I would request that a lender rep that you got your financing with be on the phone with you in case something comes up.

Why would you locate yourself in New York where salaries, office space, etc. are sky high when you could operate in the same time zone from Detroit and have far less overhead?

I am also on PST time, not sure what everyone else's time zones may be. 

It depends on how you screen the PMs and mange just like the tenant quality depends on how you screen and manage the tenants.I could not physically manage my investments directly as they collectively cross 11 time zones.

If calling please be aware of the timezones between Florida and New Zealand - I'm not at my most coherent at 2am !
