Not knocking Michael Blanks whatsoever bc that dude has it going on too.. but Tims operations and the way he structures every single deal he does seems a much safer, predictable route than majority of syndicators.

You don't necessarily need to prove exactly how much the person earned, you only need to prove that the person is lying through their teeth about their income.

You'll have exactly the same rights and obligations as if you owned in your own name and the bank cannot do anything to or with the property whatsoever.

That aside, unless the OP designed and drew the plans he has no rights to the plans whatsoever.

I don’t know your background whatsoever, but if you are a first time with not much experience, you should think twice about entering into an agreement where you are at the mercy of two entities (the program inspector & the tenant) that determine whether or not you are fit to get paid by them.  

BUT I've heard the financing for commercial is like pulling teeth. 

What kind of teeth do these zoning laws have typically?

PS: The empty lot has no value to you whatsoever unless you have the skills to build or flip to a builder.
