There are certain things that require experience that DIYers just can't get right or spend way too much time trying to do.

However, they spend a ridiculous amount of time for 1-2 deals a year.

This was a huge investment for me at the time.

In a way I am a "long time listener, first time caller" jumping into the forums here.

I know you have been here a long time and thank you for being a good tenant but on X date we will need you to vacate (maybe use chatgpt on it) to soften it more.Key is, give them a date but give yourself some extra time just in case. 

It will also allow you to focus more of your time and resources in the actual real estate vs. raising capital which usually leads to poor real estate acquisition and operational decisions because raising capital is your full time job leaving an inadequate amount of time for the real estate.OK, chasing 32unit apartments, acquisition priced between 3.2M - 4.8M.  

“Notes” are such a BIG field, that I’ve found it more efficient, effective and profitable to target specific “arena” of notes at different times in different economic environments.  

I guess had there been time I could have done it to assure it would be a deductible on SchE rather than a closing (basis) side of the house.Thx!
