What are you guys thoughts for my best course of action?

Of course, the area is generally the same, but sometimes you have these odd ones.

The ones that really interest me I will respond to and of course those who donated to my charity :)  and or send me gifts :)  But those who just think a quick sentence and we owe them  Nope just say thank you but I no longer do that. 

As most investor's of course want 15-20% ROI.

But, I'd like to focus only on value-adding renovations (for rentals of course). 

Raising money is all about marketing and sales (not real estate specific) so either hire marketing agency and read sales books, or hop on some LinkedIn courses on marketing and sales.Not sure the legal structure to use: talk to accountants and attorneys.Need deal flow: talk to brokers and go to a lot of networking events.Lending terms: start calling banks and loan brokers.From there, it is all risk mitigation. 

Of course most GPs have personally put in money to keep the deals from sinking.

@Owen Rosen the links you shared pretty much only state a tenant shouldn't have to supply liability coverage to their landlord.Of course they will say this as the provider does NOT want the extra liability of covering additional parties!

I think a lot of people like those on the Forum are entrepenurial thinkers and can design ok on their own, but of course there are some people who cannot design a doghouse and will need you for the whole project, lots of those folks out there..... :-)
