There are no foremen, no building permits and the illegals do everything wrong that can be done wrong.So, after wasting about $700,000 on bad work a building inspector catches them and shuts the project down for about 9 months and makes them pull out every new window in every unit and replace them with the correct windows.

@Joey Chalhoub This decision should be read narrowly to address statutory frameworks such as MN where state law permits it to take property to satisfy real estate taxes/penalties/interest, sell it, and keep any surplus outright.

Then progress to permits and then building.You could also just do it and hope the city doesn't notice, which they probably won't.Your challenge will be getting Certificates of Compliance on the units!

While this is municipality dependent, if the contractor is not licensed you likely cannot obtain the necessary permits and approvals.

@Phil SheltonYou would need a civil engineer to provide a drawing to get submitted to zoning and get a permit if it passes zoning is most common This also depends on the road - if it’s a state road forget it as it will take a year to get approved and cost a fortune - if it’s a local road process not as cumbersome but don’t expect this to happen quicklyIn some instances you may have to prepare sight distances etc to make sure it’s safe to add a curb cut
