so if you think about it ........during low inflation era: home price is rising because of the more money being printed and mortgage rate is lowduring high inflation era: home price is rising because it's hedge againts inflation and side effect of pent-up demand ( this was mentioned by @James Hamling long time ago in different thread).Result: RE price going to sky until it hits a ceiling.

Yes I think the limited inventory was restrained as sellers waited out the winter, now it seems there is considerable pent up demand, if rates continue to drop it could be a very very strong summer market.
