I have also purchased cash flowing properties out of state (Phoenix) and like a hybrid strategy of building equity (but lower cashflow) in SoCal 1st and then parlay that equity (via cash out refi and redeployed cashflow) into higher cashflow (but lower appreciation) markets out of state.
