, what opportunities for upgrades there are (which depends heavily on the landscape - not just the landscaping), what needs fixed, how busy it is, and what the golfers and hotel guests think of it in its current state.I'd also want to know how much overlap there is between golfers and hotel guests, which business is attracting people to the other (if any), and if one business is helping keep customers at the other despite some shortcoming. 

While there is some overlap, the reduction in air traffic will have a significant impact.

I suggest first identifying where you want to live, do a Zillow search for duplex and your price range, see where there are concentrations of duplexes and if that can overlap with where you want to live.

Then it maps the properties out, and looks for areas (micro-markets) where the entrance (4 sale) overlaps the exits (sold and/or rentals) and combines them to define the micro-markets where profits and cash flow can be made based on the minimum profits and/or cash flow required.Second Packages are based on projecting the financial requirements needed over time and at specific timelines in the REI Plan (the 3rd Package) using a number of different strategies (alone and combined) to achieve the criteria dictated by that REI Plan. 

Most realtor as just affiliated with one mls and in some areas mls are overlapping.

Once you put it all together the overlap will guide you to what you should chose within real estate. 

Each of these team members will be designing their individual pieces and communicating on the overlapping areas to help ensure your entire project is what you want, it meets code and works well together.

If the management company is excellent at their craft and they attract and retain top talent in related services (like contractors and agents, since there is a lot of overlap between PM and these fields), then the agents and contractors may be far better than the average agent in that same metro.Conversely, if that PM company is not led by a skilled business tactician they might be tempted to retain a shiza agent in their ranks so that they can capture some referral booty, with no mind to whether or not the end user client is getting good representation.I see both things happen in my market consistently, and though it doesn't create a helpful rule of thumb, hopefully it does help you in your decisions ahead.

I think it’s great to get suggestions from a few local realtors and or investors to see who they use and if there are any overlaps, overlaps are generally good!

Given the close proximity and overlap of many east coast states it is likely many lenders are licensed in multiple states.
