There is a big misconception that a landlord can call the housing authority and get your building approved.  

BP is designed to educate and network, but there seems to be a misconception it replaces high cost "guru" garbage. 

A common misconception is that agents are solely responsible for finding deals; that they’ll be out there all day beating the bushes for just you and magically making off-market deals appear that meet all your criteria.

In my market you will get a lot of questions, because people are not familiar with metal roofs and have the typical  misconceptions you had mentioned: rain noise, rust etcIf it is a flip and your area does not expect a standing seem metal roof my vote is to keep it uniform with the market - you may pook some buyers and even the ones who get it will not pay you a dollar more.

Then kindly clarify their misconception that a house can't be sold in probate.

Horrible misconception.

Truth be told, a 20% down payment is not always required to buy a home, even though that’s a common misconception about homebuying.

They do not provide gap funding, this is a misconception that lots of newer players in the space have because they want to get into a deal with higher leverage than 80%.

On a side note, one of the biggest misconceptions about wholesaling is that all it takes is $20 and determination.
