In my experience with guests remaking the bed, they're never making it as neatly as my housekeeper (probably not tucking sheets in under the mattress, arranging pillows the same way, etc) so while at a glance it might look the same, closer examination will probably reveal if it's been used.

Charge less and give them a bring your own air mattress special.  

Buy reasonable beds and then use Groupon to buy memory foam toppers.

If you don't know what The Villages is, just Google it.Today, I removed the carpet, and loaded up the mattress, swing set, and other wood and concrete debris in the backyard and took it to the landfill.

ALso, mattresses/pillow need to be sealed with covers that kill bed bugs, etc.

Your 5% number is only true if you expect to get payments over the next 30 years and put the money under the mattress.

Inefficient, but the margins were so large on my deals that I could afford to have dry powder sitting under the mattress.
