They will be tight lipped on specifics as government actions effect markets and pricing, they won't likely tell you the actual route of a propped highway for example until it is made public, but you can get general growth predictions and data that aid you in your long term planning. :)

Dirty run off will still get in the gutters with any cover type with holes.Another type has a J type lip, it allows debris to fall further away and water stays on the lip dripping into the gutter, it's fine for light rains, but when you have a heavy rain the water flows faster and won't stick to the lip.

My plumber says it's better to have overmount, and it has nothing to do with the age of your tenants.I'm also partial to overmount, because a sink with a nice lip looks nice.
