Early retirement folks jump on the idea but panic after 6 months of minimalist living (or when they have kids)The next part is just anecdote but I work assisted living right now and the construction plans are for full size 3000+ sq homes , the studios we used to have endless demand for are hard to fill now.So if the youngsters only last until the honeymoon periods over and the elderly want space as well then who is the demographic?

My caution would be that people rarely change, the honeymoon may end and she, having the better stats, may be the one to bail, leaving you stuck with the lesser of the two candidates.Purely anecdotal-opinion, of course, and possibly it comes to mind because it just happened to my landlord-neighbor.

I think what you will find is your honeymoon cash flow will not be what you think it will be your cap ex will be far greater and if you make no appreciation you will  wish to god you just stuck to CA investments is what I think   ...
