To be honest I would spend more money and get my 1% on North of Baltimore.You should be able to get more than 1% around 21213.FYI, Baltimore in general housing stock is old, when you do moderate renovation like paint, vanity change, new carpet etc... you will definitely have plumbing issues along the way.I would strictly do section 8 in 21213, you can end up in eviction court pretty often othewise.

Dual agency is illegal here also, so if a buyer wants to offer on one of my listings, my only fiduciary duty is to my seller and the buyer is getting the short end of the stick because I've done this many times and they have not (must treat the buyer with honesty as a customer, but don't have to point out their mistakes to them).

Thing is, if a buyers agent brings an offer you are, at the minimum, going to need to pay a 3% commission.In all honesty, it usually just makes sense to hire a real estate agent to list your house.
