I was fortunate enough to have positioned myself in a way that I did not need to use the flip income for living expenses. 

It sounds like the Fortune Builder mentorship program which sells for 30K but thought it was way too expensive to purchase at the time.  

Our cleaner says she has another house on the lake that does Fri-Fri and fills the whole summer...unfortunately (or fortunately) there aren't a lot of other STR large lake houses around for us to comp.   

Fortunately, the city has given me permission to rehabilitate the house, which I plan to use as an Airbnb.

The fortunate part is that I did 90% of the work so actual cost was only material and alot of my time.

They believe that they are very fortunate to be able to stay in your property and are thankful for the experience. 

That meant more to me than anything.For anyone just starting out, remember: your first deal isn’t about making a fortune.

I hope I don't see you all over these forums one day insisting you did it all by yourself and telling people who aren't as fortunate as you were that it's all about pulling yourself up by your own bootstraps no matter what your personal circumstances.
