As such, it may be harder to find multi-unit housing in those areas to begin with.

I'm just struggling to find companies that would lend on this type of property. 

But to really answer your question - from an outsider's view - things have tightened up and continue to be tight....deals are harder to find, and interest rates make some good deals just average.  

I help facilitate out of state investors find performing rental properties in various markets in the Midwest/midsouth so I am going to be taking notes on the comments here! 

Do shop around though and see what you find!
