One of the challenges of BP is that while you can get advice from people all over the world generously willing to help, those people are not always aware of local laws and conditions, and can unknowingly give erroneous advice. 

Many people here on BP erroneously suggest people to start with the tax records.

Hey so I looked into it some and it turns out you guys are absolutely correct; I've been given some bad information and have been erroneously promulgating said info.

As you newbie, you'd be best to err on the side of caution and go with the more conservative numbers, i.e. lower percentages to give yourself some leeway should something go wrong. 

I'd err on the side of making it nicer and charging more.

Some Examples:Two Duplexes (4 units) being erroneously listed in MLS as one duplex.

Maybe you could have your attorney file a motion on behalf of the defendant to have the sale vacated due to the erroneous paperwork.

It's usually better to err on the side of educating prospects.Good luck

A lot of my clients have come to me with erroneous ideas or information that I am able to set them straight about, which saves them a lot of time, money and headaches.
