It needs some work but is mostly updating, not repairing- new floors, updating kitchen cabinets, countertops and appliances, and enlarging the deck.

Small windows likely will need to be enlarged, but that it is the obvious.

We are considering taking the LOC - as home values are high at the moment and our appraisals were good - and using the bulk of the money later to either remodel this house to enlarge it and increase the value - or purchase rental property in an area we are considering moving to and hang onto it.
