I called the dryer repair person and when they discerned it was a total loss I had repair person go buy and bring the tenants a whole new dryer.

Here is what I have been able to discern from your words and how you feel about this former tenant:Bat **** crazy, she needs to be taught a lesson, stupid kid, her friends are all stupid kids, they are a "classy bunch", her text are rambling and crazy, she is a peice of work, crazy person, and unemployed 19 year old!!!

When you don’t get many at bats and market hard to find direct sellers in distress, it can make it hard to discern negotiations by not wanting to lose the deal.

For one, it's kind of perverse, but I think that if the military downsizes, it will actually have the effect of *increasing* the station.I am not sure I'd really know the best way to even discern this, but I wonder about some way to examine dollar flows throughout the city and see if you could track the dollars that come from Fort Bragg and watch just how many times those dollars change hands before leaving the city. 

I find recurring themes and strategies that come up over and over, gaining the knowledge from multiple sources has helped to narrow my focus and weed out the strategies that don't seem to fit me and my plan and also has helped me to discern what information seems to be bogus.

We (self included) must all be careful to discern between macro trends which affect all of us, and market specific data that affects some but not others.

Additionally, Zillow and like sites place a lot of emphasis on pictures, which will allow you to compare similar properties to try discern why one property sold for more than another if all other things are equal.I hope this helps!!! 

Through some front-end filtering you can discern to a degree the seriousness level of an inquiry.
