It is true that it will show you that you are not in Kansas anymore (picket line fence suburbia which this is def not in) but unlike say Cali where a mile can be a valid reference point because you are in a driving city, in a walking city like those mentioned a few blocks can be the difference between a war zone and a decent cash flow zone with C rentals that are definitely not easy but are not war zone properties either.

We've learned to inspect at least once a year or so and fix all the tiny things before they become major deals (painting outside door trims before moisture damage sets in, trees growing through decks, fence pickets loosening, etc.).

If the property really is "in the heart of downtown" as the MLS listing says, then this could be a viable option, especially if you put a bit of rehab work into the property (white picket fence, maybe?).
