I was thinking if I can talk to my neighbor about sharing the cost (I, the landlord, personally provide labor and my neighbor provide material (e.g. fence pickets)).

Ranking in order though...1) Prices will drop - 10-20% because the job market is getting tougher2) Salaries will increase - 3-4% per year to keep up with inflation3) Interest rates will drop - 100-150bps as people worry less about inflation4) Unfortunately, the dream of a house with a white picket fence will be out of reach for many, especially before the age of 40.

(Give that to sellers, they picket $100k after paying off the loan.) and then pay them 4.5% interest (what they could get from the bank.) now you’re talking $750/yr extra interest, and it’s being paid to family. 

Please go to the next CA Judicial Council Meeting and picket, make a public statement and picket if you can. 

I'm married, have three kids, and I live in an upper-middle class type suburb with the lawn and the white picket fence and it costs so much these days to keep a family there, it makes me worry about the future for my kids.

Owning 75% of a home with no money out of picket is much better than owning 0% of a property :)

There has been an old picket type fence between our neighbors yard and ours, with multiple repairs done to it over the years but that is irrelevant, it still functioned and was a clear boundary marker. 

Yard is fully fenced with brand new custom metal picket fence.
