That being said, I will preface this with the fact that I have a legal background, specifically with estate planning and asset protection as it relates to real estate.

Yeah that all makes sense, and I'm sure there was a ton that happened in the background here for the last 2 years since the vote to re-zone failed a second time. 

A few of his deals soured people did deeper back ground found out his true identity and then posted it. and he never came back. 

What @Mackaylee Beach said....at least have this guy fill out an application and check his background (and charge accordingly).

Some options I'm running in the background of my brain while still learning the basics would be, in no particular order.A- HELOC.B- Sell my current house and either rent short term to get some momentum or use part of my equity to put down on a new home and the rest into a rental.
