If you HAVE to get a tenant to cover your expenses, that's when you will look past anomalies and settle for imperfect tenants, and those tenants are always from Hades. 

If tenant selection becomes more restrictive, rents will go up.No I don't enjoy the government telling me what to do, but Portland and legislators in Oregon as a whole has always been an anomaly and makes weird laws (I lived there for 35 years).

I’ve had the place for 10 years and never even had a month vacancy so this is truly an anomaly but things have changed in that neighborhood.

Through this, I was able to see interesting anomalies and patterns around cities that seem to have faster break-even points versus slower ones.
