Since mortgage insurance isn't included, they can usually qualify for $30,000 to $60,000 more than they would if we are just going with a no money down or a 3 to 3.5% loan.

I do that with my IRA, definitely a good option.Technically you can probably do a handful of flips with an IRA, but there’s some fairly steep UBIT and the potential that if you do too much it’s classified as “active income” which is a no-no for an IRA.
