I believe the appreciation will slow/stop in much of the gulf towns on the water because of this.

But, they will be in challenging parts of town where realistically you do not want to own property and your long-run returns will under-perform.I'd encourage you to find a balance of sub-market growth, nearby employment, strong income, and only then a good rent-to-value ratio. 

Someone with a license will chime in after I mention MN realtor but as I recall you need a license to be a property manager.From a practical standpoint - if you dad is going to "help you out" while you are out of town I can't see you getting in any trouble. 

Some towns in my area do not even allow homeowners(!)

Every Week I scan the MLS, navigating cities and towns in South Florida that are friendly (and not friendly) toward short term rentals.

Lots of cities have restrictions..Arlington limits to a fairly small area of town, Ft.

Generally if people are in town they stay with me till they have to go.Everyone wins.The downside is if you get a bad apple in the house it can and will spoil the entire bunch.

Its "in town" and should be a premium MHP but its also pretty rough.

All the friends I trust were out of town or married, and I was done living with strangers.
