Hi,My wife and I are looking into buying a piece of property that can be made to be what we need (we have very specific needs because of our business and special need child.)A conventional lender is out of the question as our credit score have not recovered yet from a hellish 4years of multiple surgeries, a move from Texas to Colorado after the big economic nose dive and a tenant that basically rendered our former Tx house inhabitable. We were wondering what type of ROI a private lender might expect.

Everyone deserves a chance, but I prefer my operators to get their training on their own dime versus my hard-earned money.Match Your Investment GoalsJust as the best plumber in town would not be a good choice to give you heart surgery, a growth focused operator will not be able to provide you the cash flow you need to live on.

The amount of surgery required just to convert them is pretty extensive, and in most cases for garage conversions like this, we recommend tearing down and rebuilding in the same footprint anyways.

I bought it from the mom and pop owner and it was a complete dump that needed emergency surgery to keep it alive.

Interest rates are very low; unfortunately financing is not available.Reminds me of what we used to say about the three year wait for a surgery under the British medical scheme: Medical care is free; it’s just not available.

He eventually had 4 open-heart surgeries, was depressed, etc.Now that it is 20 years later, comparing it to my well oiled Investment property, because of my prime location, the appreciation I received is far higher than his, my cash flow is also far higher as the rents skyrocketed in my areas, AND I spent WAY less in Medical costs that he did. While I don't want to attribute all the Medical Health issue towards these difficult to manage yet higher cash flowing properties, I can see what it did to him as he would call me asking advice on what he should do.If he were to add in the medical costs and health problems, over the 20 years, I'm so glad I did not go down the high cash flow route.I can enjoy my Investments because of the lack of Stress from all these years.
