I AM NOT AN ATTORNEY but I think the point was that, after a tenant has been there for 5 years, they are protected if they can cite medical conditions like anxiety (in addition to being over 65, or handicapped).

It currently has no handicap units, no Fair Housing units, no handicap parking spaces, and the leasing office is not ADA compliant with respect entry, bathrooms, sidewalk and parking.My question is... what level of accessibility will HUD require for the project? 

I did potentially handicap myself a little on scaling faster within the first year.

@Joe Splitrock a recent story I read about someone escalating a situation was when a guy in Florida got into an argument with someone over a handicapped parking spot (they were parked illegally in it).

It's very niche, but the house is fully equipped for handicap access — typically split level house custom built with one main level, stair lifts to basement, wheel chair lift in garage, wide halls/doorways, railings throughout house, etc.  

I get good rent though, $770 a month from HUD partly because I built a ramp for my handicapped tenants. 

The lead paint legislation should not handicap any landlord who takes care of their property.
