This includes metrics typically only the manager would need to focus on (work orders, billing, venders, tenant screening, tenant communication, maintenance management, etc.)I tried Stessa in years past, but it wasn't able to grow with me, and it was not a system my bookkeeper and accountant were familiar with.

Then you are "allowed" to spend the remaining $850 on mortgage and other items.For my Bookkeeping Clients, I suggest to them to use a Savings account for these items to add interest income to their account until they need it.

Constant housekeeping complaints, bookkeeping errors, them using my property for their personal gain without me knowing it, charging outrageous "fees" that they didn't share with me, which effectively lowered my rents, and questionable repairs and maintenance expenses and quality.

I also have a local bookkeeper, QBO, Bill.com & generate owner statements in OwnerRez.We currently have 23 properties under management and am utilizing trust accounting to the best of my abilities (although we are not required to in our state) but everything is really inefficient when it comes time to do monthly reconciliation and distributions.

I collect fees and rent with Baselane and tag each security deposit in the bookkeeping software and leave a note on which tenant it's for to avoid having separate accounts for each deposit.
