yes, i supply my paint as well...my guys tape everything off (floors, windows, fixtures, door hardware, etc.) and then spray the apartments...since trim, ceilings, and walls are all same paint, they can knock out a few apartments in a day no problem.

Theres a way to get around it where you dont have to put up the funds yourself personally in which your buyers would be putting up the funds and thats after you have built up a reputation for bringing them deals but i suggest you knock out a couple of these reos first...you could also jv with another wholesaler and go split the costs which u would workout the wholesale fees or however you work that out with the other guy...the $1000 sometimes is 2k as well,just depends totally.I would also suggest you read up on here a lil bit more on wholesaling reos cause it seems as though u are new to this although im not trying to bash you or anything ..the earnest money deposit is emd for short.

Always find out right up front who pays the utilities, if it's not posted in the ad.The denominator in this calc is your purchase price plus any rehab that you need to do right up front to knock out deferred maintenance.This should get you to a 15% net return after all expenses, vacancy assumption, and replacement reserves for roof, mechanicals, appliances, etc.The numbers above will serve as a filter when looking at many properties.

One for a garbage disposal seal that was not right, another for a diswasher hose that fell off the back (plumber did not tighten screws), and one for dishwasher and disposal problem becasue plumber forgot to knock out where the tube connects from the dishwasher to the garbage disposal.
