I have a lender, I would work with the same law office as previously, I have an insurance agent, I would find a home inspector, I would coordinate with the lender on the assessment - I feel quite capable of managing all of that. 

I see contractors, mortgage loan officers, title office workers, brokers, inspectors, appraisers and so many more most of the time investing into real estate themself. 

The easiest way to think of the draws is like a reimbursement where after you complete work on the property, the lender sends out an inspector to confirm that work has been completed then gives you funds according to what has been done.You should be using a lender for the purchase as well since purchase and rehabs offer the highest % of purchase price.

I found an inspector to do a walk thru before my offer was accepted.  

Recently, PM suddenly told me that this property needs "lead testing".My PM is not aware of this I already have 2-year lead certificate from the previous onwer AND assigned an inspector for lead inspection for me.

Now it may take the inspector a day or two and then they may not show, but no serious delays. 

Talk to inspectors, local contractors and start walking properties (ask a local investor if you can tag along if they have projects in the works )- you start getting a sense of how much renovation costs are, what are major safety issues and what's minor, what your offer price should be, and the ARV.I can't speak to the mentorship program since I'm not in it.

As a long-time Contractor, Investor, Home Inspector, and more, here is my take....Those pipes are past their 'expected life span'.

Also, put any repairs pointed out by the inspector into the following categories (by priority)1) Health & Safety - to avoid tenant injury and potential lawsuits2) Property Preservation - to stop further costlier damages3) Government Required - city inspection repairs & S84) Marketing Negative Impact - who'll rent a house with purple bedrooms?
