April 3rd 2017 I went to the County of Los Angeles Treasurer and Tax Collector’s and paid for a Tax Clearance Certificate and paid all of the fines and penalties.

There is a treasure trove of information on here that I am sure you will find valuable as you evaluate which strategies you want to pursue.We are located in the same market so if you have any questions at all in regards to the local market or investing in general do not hesitate reaching out.

So far the only steps we have taken are 1.) we have formed an LLC and 2.) we bought an 18 acre plot of vacant land inside the city of Dayton at a treasurer's tax auction for $2000.

I am waiting for the County Treasurer to issue the deeds in my name...it's been a slow process (I started the process last January) but that's where my efforts are currently focused.

Go to the cook county treasurer website and put in the PIN.

Landlords advising to charge a hourly rate that do not have codes authorising this charge may be challenged by a tennat and in a court of law will likely have the charges denied.
