They looked at over 50 houses before they found one they liked and didn’t require to many technical adjustments to meet bank specs.

@Alex SilangFirst I assume it’s a month to month lease as you cannot raise it if it’s a long term leaseFor me that is not something I would do, If you want to raise it to market rent then do it, don’t adjust rent because you had an unexpected cost.What if they turn around and walk?

You need to adjust for inflation--back in 17 that wasn't on folks radars--and health costs.We do this now because of satisfaction, interest, and everything in between.

On our recent fund when we sell off the performing notes in year 5, that will be a capital gain from the difference from the adjusted cost basis of the assets to the net sales income, but the income to our fund members from the loan payments up to that point will be ordinary income.

I dont know the market in Las Craces.....but in the DC area, we definitely have a seasonal adjustment on sales, and if the property was here, it would have been listed at the worst possible time. 

Ive worked with them before for another displaced family and it was great, they even adjusted the rate mid stay and was a big financial win for me.
